Overpricing (#1 on my list) When it comes to selling a home, price is everything. If you price your home too high, you may scare off many potential buyers, making it difficult to sell. Make sure to do your research and price your home realistically based on comparable homes in your area. And don't forget to consider current market trends when determining the value of your home. We all want to sell our homes and make a lot of profit through property value appreciation, but I've seen this time and time again create a lack of demand(0 showings versus 20 showings in a few days depending) when it is time to sell. Poor condition Nobody wants to buy a home that's in poor condition. If your home has significant wear and tear or is in need of repairs, it can be difficult to sell. Consider making any necessary repairs and sprucing up your home with fresh paint, new fixtures, and other updates to make it more appealing to potential buyers. Real estate professionals work daily seeing homes with clients looking to buy and know exactly what they look at first. I'd recommend asking for guidance when looking to make the most significant repairs to provide the best bang for your buck. Lack of curb appeal First impressions matter, and if your home has poor curb appeal, it can be a significant obstacle to selling. Invest in landscaping and keep your lawn well-maintained. Add some colorful flowers or plants, and make sure to clean up any clutter or debris. Also, painting or power washing the exterior of your home can go a long way. (I would not recommend cooking in your home before or between showings, and keeping trash bin levels low or empty.) Focus on neutral colors and clean lines to appeal to a broader audience. Clutter A cluttered home can make it difficult for buyers to envision themselves living in the space. Make sure to declutter your home. The removal of most items will create a more spacious and inviting environment. Consider renting a storage unit to store excess furniture and belongings while your home is on the market. Take down personal photos or items specific to you as keeping a broad and rather bland decor will appeal to a larger audience. Poor lighting Lighting makes a big difference when touring a home! Great real estate professionals will even change all bulbs to a higher and brighter 3000K soft white bulb(K=Kelvin) in order to provide a uniform and well lit environment throughout. I believe this is on one of the top items for this list as if you are not able to see the property, buyers easily dismiss it altogether to look at other options.
